Overview:

A 'missing middle' cottage court style development along the Red River near the University of Manitoba. The concept of having a cluster of four single units with a shared drive aisle is somewhat unique to Winnipeg, yet helps keep within the character of the area and enables a sensitive infill housing option as residents age in place.

Challenges:

In order to enable this cluster style concept, while respecting the mature trees to the rear of the property along the river, a front yard variance application was required. The variance was ultimately appealed, rejected and in turn required changes to the site plan.
